The Canadian commercial real estate market in 2006 was hotter than any time since 1990 -- just before the last boom went bust. Office towers have been going up across the country in Toronto, Calgary, Vancouver, Edmonton, Montreal and Ottawa -- 71 of them were under construction at the end of 2006.

By far the biggest building boom has been in Calgary where growth in the energy sector has translated into a demand for new office space. Vacancy rates in Calgary for prime commercial space are well below 1%, and investors have moved into the market in a big way.

By 2009 it is estimate that 11 million sq ft. of new space will have come onto the market. That is an increase of about 2.7% of the available stock in Canada, and the largest increase since 1990 when 18 million sq ft opened for business. The influx of new space back then created a glut of empty office buildings with a vacancy rate of more than 15%. It took years of economic growth in the last ten years for that problem to resolve itself.

But commercial real estate analysts do not expect the same thing to happen this time. The most serious problem for landlords may be finding tenants for outdated office space that is now considered prime space. New buildings incorporating new construction and environmental technologies will undoubtedly make these older buildings much less desirable. The result will likely be a secondary boom in upgrading and retrofitting as well as a sizable increase in space at more affordable rates.

Buying a home

Relocating to Florida has many things that need to be taken into consideration. Touring the state by car is recommended for anyone considering a move to the state of Florida, as it is important to understand that not all parts of Florida are the same.

Where you choose to live will honestly influence how happy you are living in Florida. We recommend that you find a buyer's agent, as they will serve you best. Whether you are buying a house for the first time, or if you are experienced in how to buy a house, finding the right Florida real estate agent is an important decision.

- Look at each house you are considering purchasing the same way you would if you were purchasing stocks and bonds.

- Check out the reputation of the builder if you are planning to buy a newly constructed home.

- Only make an offer after you have inspected the property or with a contingency, that the offer is made after the inspection is complete.

- Make sure the owner's title insurance policy that covers you, not the lender, if your ownership is successfully challenged.

- Try your commute to work during rush hour, before you commit to buying a house, this will give you an opportunity to see if this will work out to an advantage for you, and if the location will be suitable.

- Check out the property to make sure it has proper drainage if it rains.

- Buy a house that is fundamentally sound even if its design is not the best. Do make sure that you will want to live there.

Have your own inspection first; this will give you an idea of the actual condition of the house. You will probably not see what the inspector will. First time buyers typically will not have an inspection completed because they figure that the government has already done it.
